We pride ourselves in the availability and accessibility of our management team! We are here to ensure your The Park on Washington experience is as wonderful as possible with friendly team members ready to assist!

The Park on Washington Apartments offers a team of maintenance professionals and an after-hours emergency maintenance line to call for emergencies.

Our service technicians are able to provide assistance while you're enjoying life in Murrieta! You do not need to be present for your maintenance request to be addressed, but if you would prefer to be there, you're more than welcome.

To get assistance as quickly as possible, place a work order through the online portal or contact our team of management professionals.

If you find yourself locked out during business hours, stop by our office, call our leasing team, or submit a help request online! If you are locked out after hours, you can call our emergency maintenance line or contact a locksmith if necessary.

The Park on Washington is proud to be pet-friendly! We even offer a dog park so you and your furry friend can run off some energy, and then go back to your cozy home for snuggles. Call our leasing office to discuss breed restrictions, pet rent, or any other questions you may have.

At The Park on Washington, our apartments are here to help you do more of what you love. Cook in a kitchen complete with a gas range stove, dishwasher, microwave oven, and refrigerator. Our apartments are unfurnished, meaning they are a blank canvas for you to create. Fill your space with what matters most.

ADMINISTRATIVE & LEASING

We aim to approve all applications within 24 hours. If you have questions about the status of your application, please call our leasing team!

Easily pay your rent through the resident portal! The online portal will accept payment by bank account, debit, or credit card. If you prefer to pay a different way, our leasing team will also accept rent payments in the form of personal checks or certified funds. Contact our team if you have any questions about how to make a rent payment.

Our renter's insurance requires the policy to list all leaseholders, have a minimum of $100,000 personal liability, and list the property as an interested party. If you have any questions about the renter's insurance policy at The Park on Washington, please contact our leasing office!

We are equipped for Spectrum and Frontier.

We do not offer a lease buy-out option.

The Park on Washington will provide utility set-up information upon moving into your new home!

At The Park on Washington, residents are responsible for paying all utilities. You are able to pay your monthly utility bill through our online portal for added convenience!

When reviewing an application to rent at The Park on Washington, we conduct a criminal background check, verify rental history, analyze credit history, and income-to-rent ratio. If you have questions about our application process, please contact our leasing team to speak with one of our friendly team members.

Applicants must have verifiable income equal or greater to 2.5 times (gross) the market rent. Guarantors must have original, verifiable income equal to or greater than 4 times (gross market rent).

Past rental qualification is at least two years of verifiable payment history.

Our property uses The Work Number/Nova Credit to verify income. If no records are found using this software, you may be asked to provide another verification method, such as banking information or past pay stubs, to validate income.

Our system generates a risk vs credit score. Bankruptcies, judgments, and balance(s) owed to other management may cause an applicant to be denied.

All are welcome to come take a tour! Call our property staff to arrange the best time so there is no wait and enough time to answer any questions you have about your new home!

Our team suggests making a previously arranged appointment to prevent any wait time and to make sure all your questions about our community gets addressed. However, we do also accept walk-ins.

We currently do not offer self-guided tours; however, you can contact our team to schedule a tour of your future home at The Park on Washington.

Of course! When you schedule a self-guided tour, you can set your own pace and even choose to skip seeing amenities, going straight to the apartment if you need.

For the safety and security of our property, team, and residents, photo ID is required for anyone taking a tour.

Your apartment will be prepped and ready for you to move in. We make sure your home is professionally cleaned, painted, and functioning properly so that when you move in, you're ready to relax at home.

Our community was built in 2025, so we are considered new construction with very little noise heard by neighbors.

We want you to make your new space home! You can decorate, but please keep in mind you may be charged for hole repairs if you hang art or TVs. If you have a question about what types of decorations are permitted, please call our leasing team!

Residents will be responsible for paying monthly fees like utilities.

We do not allow subletting or AirBnB listings.

To make sure The Park on Washington is as peaceful for all of our residents as possible, our community's quiet hours are from 10 pm to 8 am. We do rent out our clubhouse for a fee. Please inquire by contacting the office.
